ASSUMPTION OF RISKS, RELEASE OF LIABILITY, WAIVER OF CLAIMS, AND INDEMNITY AGREEMENT

BY USING THE PROPERTY, YOU WILL WAIVE CERTAIN LEGAL RIGHTS INCLUDING THE RIGHT TO SUE. BY USING THE PROPERTY, YOU (AND ANYONE YOU ARE RESPONSIBLE FOR) AGREE TO THIS WAIVER—EVEN WITHOUT SUPPLYING A SIGNED COPY

PLEASE READ CAREFULLY!
This property is under a Conservation Easement held by the Mississippi Madawaska Land Trust (MMLT) whereby this wilderness property is to be kept in its natural state. Entering into a wilderness area involves numerous and sometimes unforeseen assumed and inherent risks including but not limited to standing dead trees or trees in various stages of decay that can fall without warning and of broken unattached limbs hanging precariously in the canopy. Debris and uneven terrain presents its own risks. Some may suffer mild to severe reactions from biting or stinging insects or from exposure to plants such as stinging nettle and poison ivy. It is possible to become lost and there is always the possibility of confrontation with wildlife such as bears. All surfaces and objects, natural or human-made (e.g., bridges/benches) can become slippery or un-stable.

In consideration for being granted permission to enter this wilderness property, I must agree to this Release, Waiver and Assumption of Risk. Note a parent or guardian must sign for a minor and accompany the minor while on the property accepting full parental/guardian responsibility of the minor.
I waive any and all claims I may now and in the future have against, and release from all liability, and agree not to sue the Clifford Family or MMLT or designate for any personal injury, death and property damages, expenses or loss sustained by me as a result of entering this wilderness property due to any cause whatsoever, including, without limitation, negligence or breach of statutory duty.

By using the property you (and anyone you are responsible for) agree to this waiver—even without supplying a signed copy.
